About the firm
Formed in 2012, Modico Capital is a private real estate investment firm focused on opportunistic and special-situation investments.
Based in San Francisco, the firm has invested across industrial outdoor storage, RV and boat storage, small-bay industrial, office and manufactured housing — development, repositioning and select long-hold assets — alongside high net worth and family office capital. That work remains central to the firm.
More recently, the same discipline has been applied to the infrastructure requirements of data centers and AI compute: powered land, utility capacity and interconnection, entitlement strategy and the capital structures these projects demand. It is a growing area of focus rather than a departure, and we remain investors and counterparties in this sector rather than operators of facilities.
Acquisitions, repositioning and ground-up development across industrial outdoor storage, RV and boat storage, small-bay industrial, office and manufactured housing.
Sourcing, structuring and negotiating acquisitions, leases, partnerships and development situations where execution risk is the real variable.
A growing focus: powered land, utility capacity and interconnection, data-center development and the underwriting of powered-shell and colocation economics.
